, got it done for 390 per. still high material is about 135 a sq. 23k for an 18 ton bosh C/A got it done for 14k, 11k in labor to build a 16 x 40 deck, I got it done for 4k . 16k is a rip off. 5k to paint all my trim about 400 ft, rip off, got it done for 2500. 16k for my landscaping, two days of work rip off, got it done for 10k I can go on.

I put that tenants are responsible for light bulbs, trimming bushes, weeding.I also put in the lease what the tenants can not do--paint, change fixtures, cut down trees, etc.

I went inside and took some measurements and also a closer look at some of the repair… All of the trim needs repainted throughout the house and about 1" of wall above all of the trim needs to be textured and repainted.

So whether or not a 5 burner is much better, or there is more black trim on the top of the dishwasher than I'd like, it's still a stainless package, looks great, and makes it easy for me to know going in that I'm going to put my stainless package in no matter what.

The floors were extremely unleveled and the new flooring was already coming apart, in one unit a previous landlord spray textured over every surface of the property including the thermostat/door knobs/trim, in both units the kitchen and bathrooms were falling apart and barely above usable condition, the staircase in one unit was obviously illegal it was so steep, and the walls/ceilings in both units were a mixture of poorly cobbled together panels, cracked lathe & plaster, suspended ceilings that should have been replaced a decade ago, and entire surfaces made from something I couldn't determine.
