Hey Steven Johnson I suppose location is pretty subjective, and I truly believe there are decent places to invest within a few hours of everywhere (for example, Seattle is crazy expensive but my town, an hour and a half away, is crazy cheap) but it seems the areas in the South East is much cheaper, like Memphis, Atlanta, Texas, etc.
