I used to have airbnb renter that smokes weed and he used to smoke it inside, he just doesn't care, it is emotionally tiring for landlord to tell not to smoke instead -  the next day he brings his five friend smking outside and I got neighbor calling me LOL the subsequent drama is not worth it.

I wouldn't say blackmail as that's a bit harsh, would more likely say help promote just like how any business owner would promote their business by asking people to like their Facebook page or give a 5 star on yelp/google in exchange for something of value.

@Nathan PattersonOur experience with rooming houses has taught us things run best when you have a Den Mother resident in the property - this person enforces the rules, deals with tenant drama; ensures all roomers are respectful of one another and that they do their part to keep the common areas clean.This Den Mother/Superintendent must be someone you trust and can rely upon:  in the OPs example, he was the Den Mother.
