Is it difficult to cashflow without rehabbing and just rent out an outdated unit so long as the amenities and appliances function? 

The "never talk about money" stigma is so outdated and harmful to people's personal finances.

The houses are a little outdated but that just fuels the "renovated" desire to have the newer looking house on the block.

WHILE THERE AREA  LOT OF RENTAL HOMES, THERE ARE MORE OUTDATED & NEGLECTED RENTAL & HOMES MANAGED BY BAD MANAGERS HOMES THEN GOOD RENTAL HOMES THAT LOOK GREAT AND MANAGED WELL.

If you offer a stipulation make sure it is as air tight as you can get it -- build in consequences and an immediate lock-out date.  

Most of the commercial spaces are outdated and somewhat below market on rents, additionally I will be moving my own office there soon. 

New construction is causing some existing units that have had great rental history to appear outdated, and while I haven't seen significant rental reductions in existing units, there are still many new units coming available.

On the off chance it's not price is it updated or outdated?

And with the changing nature of the market place, such a list would quickly become outdated as businesses change their practices, go out of business, new places open, places get sold to competitors.
