Consider adding a bonus $ if all work completed in a certain time, otherwise contractors can work on their own time and if busy, they are known to juggle a few jobs at the same time and your place gets left untouched for days.Everything as clear as possible results in less problems with your contractor later.

There's nothing wrong with that.Bank on two things:  a) appreciation, and b) if you are handy "sweat equity"The cash flow, when you start juggling properties that have equity (refinance, divestiture) should result in paid-off-properties - now you can look at cash flow.All that being said, note: "Swapping Dollars" isn't the same as "buying an Alligator" (alligators have a big negative cash-flow, and like an alligator kills its prey ~ that property can take you under water, and drown you).Being an IRS tax avoider, swapping dollars and depreciation work well against the Mrs. and I, relatively modest income.

I know it can be tough being a student and juggling all of the different classes and assignments that are thrown your way but if you are spending 4 hours a day watching Netflix or playing video games, then I would say you have the time.
