So there is a natural "gravity" that holds rental rates in a relation to that market value for the property.

I want a user friendly plug and play CRM that does all the nerderific stuff behind the scenes without me having to "code" it myself (Podio / Globiflow)My current set-up costs me more time messing with it, than it saves (InvestorCarrot, Podio, Gravity Forms, Zapier etc..)

Since these sub 2 transaction to you and me are simple and we fully understand they them mr mrs  it.. probably does not understand the gravity of the situation and that they should not be selling this way as the risk is far to high in most all cases.

Angry people are contacting law enforcement and posting in public forums about a swindle, with your name all over it.As they say:  "i dont think you really understand the gravity of your situation"  

Conversion differences may come into play too... typically the first things that come to mind for me when considering a basement apartment conversion are:1) Headroom/ceiling height2) Meeting the egress requirements3) Is the sewer line low enough to accommodate a gravity system or will a sewage crock and pump be required?

You probably have a gravity septic system but have it inspected to see if there are any issues and to verify what the system is.

We did not understand the gravity of that comment then, but I can't think of a better thing to say to a new investor.
