I believe college offers many unique experiences, -- networking opportunitites and (hopefully) educational enlightenment and if you don't take advantage of them now....it might be tougher (although doable) to get back to them later in life.

Maybe someone can enlighten me on how you could do it otherwise, but I think you will have a tough time getting any sort of loan without W-2 income.I would focus on finding someone that you may be able to partner with for buying your first deal.

You warning about conflict of interest is enlightening me because that was exactly what I experienced.The deal my realtor brought me was exactly a property he's also managing with tenant in place.
