I'd buy a cordless oscillating tool (for door trim) and a laminate floor cutter.

Granted I am not sure if the steep pitch, angles, and trim work got them but when you describe the job you think they would say something..

But, if you are in a high income area and you need to make small changes to spruce up the place, then something along those lines would be appropriate.I tend to hate brown trim and brown doors.

I would work on trimming out even more of anything else extra in your budget.

I don't like the heat treatment- specifically on older homes where it can warm the wood trim, windows, etc.

It’s inevitable depending on the breed and now trimmed their nails are.

If you can stay 6" back form trim and corners.  

We typically just do the house one color, trim one color, shutters one color.

Trim is figured by the LF. 1 gallon of trim paint goes a long way!
