The value of a good tenant, one that doesn't have drama, no issues paying, and genuinely takes care of the place is worth so much more than $100/mo!       

I gladly take that minor loss and keep it moving than to deal with some else's lawsuit, child support or IRS drama.

Simply deal with enough HUMANS and you're bound to have drama of some sort.

There will be ongoing drama, phone calls and decisions, but, to each his own. 

downside risk has to be considered so really depends on what and where you guy.Buy cheapo C/D class  then no way in my mind.. buy something very nice upscale with very little chance of tenant and market drama then maybe.. 

South is Mexico, west is the pacific, north is Pendleton and after Pendleton is OC with similar price to San Diego, East quickly gets very harsh. 

I'm not wanting to be harsh since you have a sincere question, but that is how it is treated in court.  

Some harsh criticisms here on this thread toward the landlord- a bit surprising, really. 

Eviction was filed along the way, but thankfully she has almost caught up with her rent now, but it was definitely some harsh experience looking back.
