I personally NEVER leave an empty blank.  

If you fill in the blanks you will get your answer.

I know what avenue I want to start in, and that's Wholesaling and Assignments.I don't have the capital to go into flipping or holding properties yet, so it would be great to hear any advice from those of you who have done and are doing these types of transactions.Where are the best places to get printed fill the blanks contracts etc.

Expenses per unit help to calculate expenses for the property and compare with "industry standards ".I have no use for GRM as it only paints half of the picture.As for smart people on BP, look up Brian Burke, Ben Leybovich and Michael Blank to mention a few.

With all that being said I can offer you is (blank).The biggest piece of advice I can give you is this: Once you give that number don't say another word, keep your mouth shut and wait for a response...Then you know where to go from there.  

@Jimmie Gould  I have a project staring in about a week that I need a crew for.

I think it will be easier to invite new members to contribute to a specific topic versus inviting them and stare at a blank page.

Same here in LA, everyone wants to list my house, but when I tell them I'm OK to rent for a bit, but i need at least a line up on a property with potential - it's a huge seller's market - they all go blank.
