I think I will be using PM going forward for rentals, as the 9% is worth it to me not to have to deal with dramas and emergencies; in other words, I'm leaning more towards passive rather than totally active.

The real drama is in South Lake Tahoe city proper but as far as I know, there are no issues in the County still.

When operating off of imperfect information, as one always does, assumptions have to be reasonable.Inexperience and ignorance (harsh word, but many in business ignore readily available news) are challenges.

This strategy has proved itself, and I never lost any sleep over my rentals.However, I have known hobby landlords who tried to save money and ended up with enough pain and drama to inspire a movie or two.Bottom line, it's a risky game.
