Wholesaling is not an easy job and alot of drama and games are played behind the scene and many deals have falling apart because of it. 

I think I will be using PM going forward for rentals, as the 9% is worth it to me not to have to deal with dramas and emergencies; in other words, I'm leaning more towards passive rather than totally active. 

The real drama is in South Lake Tahoe city proper but as far as I know, there are no issues in the County still.  

When operating off of imperfect information, as one always does, assumptions have to be reasonable.Inexperience and ignorance (harsh word, but many in business ignore readily available news) are challenges. 

I believe that's a bit harsh; after all, mankind has yet to sample and observe any actual population of scum growing on this planet to behave so wicked as to somehow deserve such an insult.

This strategy has proved itself, and I never lost any sleep over my rentals.However, I have known hobby landlords who tried to save money and ended up with enough pain and drama to inspire a movie or two.Bottom line, it's a risky game.

I don't think that people were even all that harsh at first.  

So much easier to have that paper trail to bring to court.Some of the above may seem harsh to some folks; that's ok--it's not their stuff in jeopardy.   

Now, I think "fraud" is a little harsh if you move out.
