The reason why I am saying this is if you do enclose that garage, and turn it into an "Accessory Dwelling Unit" (that's the formal name for them, sometimes called ADU) will you harm or help the value of your home? 

It’s a chattel, not a fixture; easily removed and taken away without harm to the property.

Even with a simple partnership I wouldn't use it as it can do more harm than good if you get a poor operating agreement, inadvertently don't follow it, and end up with unhappy partners or a lawsuit.
