I decided not to keep the course that I paid $997 for mostly due to outdated marketing tips that are not useful in today's market...which made me less confident in the rest of the course.

I'm currently looking into purchasing a property in a very desirable neighborhood, the home itself is outdated and looks out of place.

Nothing here sells for less than about $2M today, and those homes are smaller with inferior lots (and outdated as well). 

The property is a 3 bedroom home  2bath , 2 living areas built in 1969, so the kitchen is outdated as well as the windows, possible foundation issues.

I will be using VA loan here soon for my first flip, but also like previously said I won't be getting a major flip, more the ugly out dated house in a nice area.

It's difficult because, the house is so outdated that basically every square foot needs to cosmetically be replaced.

I just can't agree with casual advice concerning any CFD or Land Contract, they have serious issues, they are out dated strategies and you can have title issues as well as timing issues of deeds conveyed. 

The rehab in cosmetic and the house is in really good shape but outdated. 

If you can't find a REO at the right price, I would look for old people owned properties with everything outdated.
