So I will be walking the property tomorrow to see what it is like inside the home but yesterday I went to drive by and see the area around it.So a little about the home first:Just over 1000sqft (decent size starter home I think)asking price is high given the condition it is it so shouldn't have an issue getting the price that would make the deal workVery outdated homeEssentially no kitchenRoof and exterior seem to have been updated in the last 5-7 years (will find out tomorrow)Has a two car garageVery little yard.

I'm sure I could find out by asking the owner but even then I would assume their numbers would be drastically understated due to their outdated technique.Now if you haven't already stopped reading by now, this is where things get interesting.

I'm overly excited & nervous about the entire process, but after listening to the first 102 podcast I thought I should write about my experience:#Deal 1: Owner financed 5 unit buy and hold, 100% occupied#Deal 2: Duplex (I thought it was a foreclosure due to outdated zillow and proceeded with knocking on the door only to find out the owner was indeed selling).

Somehow you have to decide which will cost you more... using a list with some outdated leads, or buying another list where some leads would be duplicates.I'd stick with the list you have.Keep your head up!

Putting out 100+ monthly is what it will take for any measurable result.However, IMO they are an outdated and overused method of marketing .
