Just because I'm observant, and want to warn out of state investors about the problems they will encounter and are not aware enough about, doesn't make me negative. 

I personally haven't done MTR just yet, but I can say as an observation I've worked with a growing amount of buyers who stayed in an AirBNB / MTR type of place because they sold their house, or moved to Tulsa.  

@Christine Goodwin As you observe, the three main reasons a property doesn't rent are indeed "location, price, or quality."

You can also check popular rental websites (Zillow, Apartments.com etc.) and observe what other similar properties are listed for.

I am going to politely offer an observation and it is certainly only that... just an opinion. 

These inspections provide an invaluable opportunity to not only observe tenant behavior but also to identify any signs of unauthorized occupants or subletting.

I am brand new here, but despite that, I've delved into numerous books and observed clients in the multifamily realm of investing for years.
