Properties 10-20 years old are outdated cosmetically and you can put a couple dollars in and improve the value and rental income. 

I’m not looking for something where I have to do major constructions or old and outdated and my max budget is 200K.

One of the addresses may be outdated...but this is a numbers game.

Seems like an outdated law and probably not heavily enforced, but that should cover your bases in that regard as far as I know.

For all intents and purposes, it's a 2 bedroom, 1 bath, (nonconforming bedroom and bathrooms downstairs).  1 car garage with a carport, nice double lot yard, about a block from the main street of town.It's definitely outdated, but very functional and not awful to look at.  

Plus, it had several outdated references, redundant information, poor examples and big holes regarding the execution of current real-world real estate investment deals.

They are still in the house and its now 12 days past move out date and my contract stated $150 per day.
