Prices seem to be equal or higher than what they were before the crash - but before the crash they were falsly inflated through fraud, while right now the prices seem to have grown organically. 

You're right, our hazel nuts (filberts) are commercially grown and disease is extremely well controlled.

I decided to look up the data on lending and the Fed provides some great data here:http://www.federalreserve.gov/releases/h8/current/One line one, bank credit has grown steadily since 2011 with 2014 being a big year for lending.

As you said new construction in West SC has grown and both the mid lands and Charleston have good cap rates as of now but are we looking at a saturated market?

These funds have grown quickly in my less than a decade of investing. 

The grounds will be the biggest change I think here is a pic below.It's very over grown but at 63,000 Sq ft with a 2.5 car detached garage and equestrian area in the back along with a covered shop behind the garage we will have our hands full but it will shine up nicely.  

The world hasn't changed the problem is "some" of them haven't grown up.
