Not sure about the costs for ground up here but I'd imagine it is more expensive than demo an existing home and rebuild.

Now the repair costs I wasn't necessarily wrong on...everything I budgeted for came in on budget, however...I didn't budget to have to rebuild the back side of the house from the foundation up, or rerun all of the electrical wiring throughout the house.

Or, if you all are saying, that as my dog was at fault, that I should give her a whole new fence and call that a repair, then I would gladly pay the $100 and will watch them tear down the fence and rebuild it again.

(BTW, eRent allows tenants the option of reporting the credit bureaus, which has helped several good tenants rebuild their credit after divorce or other bad life circumstance.)

If you buy a $20k house in the midwest and if your house burns now, I wonder how much you can sell the land for...In the south, outside of the big and second tier metro areas, assuming a person is willing to rebuild on the lot the land is worth the sum of: cost of well and septic and site improvements (driveway, foundation, etc.) plus the value of 'change of use' minus the cost of 'recovery' (demolition and cleanup.)

Also, many commercial leases require tenants to have liability insurance, but if you are passing on maintenance of the space and all tenant improvements (carpets, walls, etc), a nice touch would be to remind them that they still need insurance coverage for their 'stuff' Our mall lost quite a few little shops that didn't have proper coverage and couldn't afford to rebuild.
