Kitchen is usable for now, but my wife wants to re-finish/pant the cabinets and I want new countertops (current tops are 4x4 tile with wood trim boarders).

There will always be gotchas so you don't want to trim your margin too much--believe me, I've made that mistake.As @Bill S. implied, you can think of it as lending to yourself at 10% or whatever funds would cost you.

We took up the 1/4 round base trim of the baseboards which were like 6 inches tall so we could get a nice finish stain to edge and replaced that when finished

Have all your trees trimmed, grass layed, bushes trimmed, caulk the outside of the house if it needs to get painted, maybe even replace rotten wood on the outside(facia boards, soffit), place gutters, etc.
