There will always be gotchas so you don't want to trim your margin too much--believe me, I've made that mistake.As @Bill S. implied, you can think of it as lending to yourself at 10% or whatever funds would cost you.

Have all your trees trimmed, grass layed, bushes trimmed, caulk the outside of the house if it needs to get painted, maybe even replace rotten wood on the outside(facia boards, soffit), place gutters, etc.
