I also asked the owner to give me a copy of his insurance policy he currently has on the property and it looks like his coverage limit on the garage unit was only 50k which isn’t nearly enough to rebuild the garage. 

That meant the insurance company would cut us a check for what it would take to rebuild the building.

If it’s “your fence” then I don’t see how you could be required to rebuild it.

Many sellers want a buyer to take over their loan because it will also help them rebuild their bad credit by making on time payments. 

At 16 I took Shop and got a JOB rebuilding VW engines etc. after High School.

They are re building a few different components but I am to pay for a sizeable hole put in our wall to access the leak and the materials needed to patch. for clarification, the house had a gas stove which was replaced with an electrical stove.

Rather you need to have enough insurance to let them rebuild their lives.

The tax sales are distressed properties you can pick up for pocket change, and if you have a crew to do the work you monitor the gut/rebuild.
