I just north of you up in Venice, but been to Redondo plenty (sometimes via bicycle).

It's a desert and cars/bicycles literally melt on the streets lol)I think you are thinking about it well, especially looking at a long term approach, in a city like Denver that has good population growth, rent growth, average income, and vacancy rate like you mentioned is a still a great play if you are satisfied with just breaking even for a while, and seeing future profits/appreciation. 

You have two local meetups - Denver's is tonight at 6:00 at The Bicycle Cafe and Erie's is 4/20 at The Old Mine on Briggs St.

There is a big Art scene and bicycle scene in addition to GVSU and the Art  School.

I have the passion and funds to ride a motorcycle, but I can't ride a bicycle.

For now, I just want to enjoy my 40’s riding bicycles, building Property Prospect, and spend time with my kids.

You now have to take the first tenant that knocks on the door or be sued by the city, they have imposed a "rich man's tax on people who are successful", if you solicit someone who is in foreclosure or *thinks* they may end up in foreclosure it is a "criminal act" and you could find yourself in court, they have reduced the number of automobile lanes to accommodate having more bicycle lanes (Seattle is *hills*, do you know how long it takes a bicycle to climb 1st hill in the rain in friday night traffic?

The guy who takes the city bus or bicycles vs. the guy who wants a Beamer or Lambo.
