The buyer always has to sign an understanding of your fee involved because it shows up on their closing statement.The more conservative title companies like Old Republic tends to have more restrictive guidelines so you are better to work with a smaller shop like Pacific Cost.I'm actively wholesaling and have been over the the last few years.
