It is not a home run but it is not a bad deal either.I am not familiar with Wheat Ridge BUT if that area is a hot area where house prices are projected to increase or keep increasing over time, that would make it a very good deal, in my opinion.With  a property that cash flows well enough to keep it, the exposure to house price appreciation would really be the icing on the cake

Where your cousin might be rooting for you to get the property - and might put on those rose colored glasses - a home inspector has ice water in his veins.His motivation is to not miss something that's going to get him sued. 

If I get the appreciation, great, icing on the cake -but when you get into looking at buying for appreciation, you're more of a speculator at that point.

The highway travel time can be highly variable due to rain and snow events or ice on the road (we use sand, not salt on the roads here).

I knocked on her door and introduced myself, a couple minutes to break the ice and chit chat, when I told her why I wanted to talk to her, I could see a cold stand offish stare.

But we went with a new fiberglass material sheathing so its been solid for 7 years so far & we get a lot of snow/ice & rain.
