On my list, I highlight the people that have called back, letters which came back to me as Un-Deliverable, so when I'm doing my drip campaign on the same list, I'm not sending letters to those who already called me back, or it was un-deliverable. 

When working with sellers highlight the positives, great neighborhood, its great they have a block home, great schools, then demonstrate the areas of improvement and include them in the offer process.

This gives you the best of both worlds and can end this debate over which is the best area to invest in.Overall I thought this was a great article and highlights some important facts CA investors need to be aware of.

We take that for granted that of course mindset is important but the fact that so many books related to having the right approach, were cited because they had such an impact on these successful investors, is worth highlighting.

I am completely unfamiliar with your area, but I'd like to highlight the most important points in these responses that would work in any market.  1st, go try to talk with the tenants... all 3 of them.  

I am assuming they also keep track of the various contractors they use and expenses associated with each project, but I didn't hear that said.There's a disclaimer put on their printed materials saying they're not guaranteeing your results will be like any of the highlighted students or their own success.

Just highlight the positives.
