I would TSP (same recipe) all doors, all trim, cabinets etc and go with a poly/stain combo (like Poly shades, for one step) on wood finish.

It has a brand new roof, new siding, trim and rain gutters - but needs a new kitchen, bathroom and flooring.The paint is actually peeling away from the plaster on the walls and ceilings, but the plaster itself is still in good shape.They wanted $9,900 for the house, we offered $6500 and they accepted this morning.

The facing trim can be taken off carefully on each side exposing the rope and weights.

You could just pop off trim and see what the gap looks like.

(not the more challenging drywood termites)From what I see in the pics, other than the trim section you show, there probably isn't anything that actually needs repair if you can stop the infestation.

New kitchen/appliances/kitchen floor, fresh paint throughout, ceiling and trim work repairs, replaced galvanized plumbing, new hot water heater, new garage door opener, new carpet, new interior door handles, hardwood floors buff and coated, and various city required repairs.

For all materials and labor on all systems, plumbing, electrical, drywall, trim, paint, flooring, appliances, fixtures, $10k-$12k per bathroom. $12-$15k for a kitchen. $6k for a room with no plumbing.

I will be replacing some trim and siding and doing some landscaping. 

. $1/ft and it won't take probably an hour, maybe 2 if they use mitre/trim shears.
