Some" people call it a hardwood floor but it is NOT,,,very soft wood. 

There is a difference between acting in good faith for tenants who have themselves shown good faith and simply being soft.

This way, if the demand of short term apartments goes soft, or I learn that the downtime between tenants strains the income, it would still pay for itself if we go back to conventional year leasing.  

The only way I would decide to go through the rezoning process is if I were going to be building new with the intention of eventually reselling to recoup those upfront soft costs.
