Do I have to have the sellers permission if I am assigning a property that is listed by a realtor and I let the agent know exactly what I'm doing?

They actually place all of my listings on their site without my permission.

We are going to have the seller sign a notice of commencement since he will still hold title during renovation but basically gives us permission to pull permits on his behalf.

If you have the permission then it's not an issue.It becomes an issue if you don't have permission and the title company won't insure that part of the property.

If I have $500,000 from a sale, why is it permissible to buy three properties worth a total of $8,000,000, but not four properties worth $1,000,001?
