They read a book or attended a guru's class, then fancy themselves a real estate investor. 99% of the wholesalers I've encountered have been less than helpful, however, I'm currently working a deal with someone who knows what they are doing and its great. 

As units are turned over, I can dress things up a bit, but a complete gut and rebuild would not be profitable.

Neither are anything fancy.

The closest I've come is when a tenant made one of those fancy keys from Home Depot and got the key stuck in the lock. 

Being a direct, old fashioned landlord, my sister just went over there and told her get dressed and told her she never wanted her to be naked again in the neighborhood.

Dress like crap, say you're the property manager not owner, no cash accepted, good lawyer, avoid the area after dark, avoid risky tenants, etc.

ads are 0% more sophisticated or fancy now that I'm (evidently) a "lawyer" selling my services than when Facebook thought I was various other things.
