Let's say you have a property that will take just a bit over 12 months to renovate and sell... now the rule for 1031s is that you can only use them if you hold the property for at least 1 full calendar year so does this mean that I can now 1031 the property or not?

Hey @Jessica Lindner, your best bet is to search AirBNB and VRBO for listings in that area that are similar to what you want to buy.Take a look at their nightly rates and their calendars.

I have the AirDNA data which looks great for the area and the properties I am looking at, but when I look at the calendars in Airbnb and Vrbo for similar properties, none of the occupancy rates seem to be even close to AirDna.

Of course you need to check the calendars as well.Someone who has a listing with plenty of reviews who has zero bookings might be too high.
