If using floor paint, how often does that have to be re-done to keep it looking in pretty good shape?

I have investor friends who are making 25%+ returns in real estate and want direct access to the money, so these plans wouldn't work for them.If you plan to leave corporate America and become a full-time investor:  No, probably doesn't make sense because you will not be relying on your "retirement plan" for retirement. 

Would you be relying on a local agent, MLS listings, etc? 

Some one said it already but the 50-60 units to justify one full time staff member is key.

A contractor shouldn't be relied on for the vision of the property, they can tell you what it will cost; whatever IT is you ask them to do.

Currently qualified for up to $130K for a conventional 3% loan and will be relying on down-payment assistance from the City of Minneapolis to pay for downpayment and closing costs.

In the month that I have been a member, I have been reeding the educational  material and listening to the podcasts, and neither of the houses would meet any f the "rules".

You will be relying on them to help you make smart decisions.
