My thinking is that if her goal is to limit her money invested, but the investor wants assurance that they won't be the only one holding the bag, why not split the DP (16k each) and offer 10-15% equity?

It was apparently rented to a hoarder for 10 years...they took out 150 bags of trash (including lots of ruined carpet) when she moved out.

It folds up and fits into a small garbage bag for storage.

Then it's my flashlight in hand and firearm in a should bag and/or fannie pack (not zipped if I'm in an unsure situation).

Additionally, it makes those of us who run clean business even more desirable I would think and higher quality investors will seek out those deals.From a wholesaling standpoint, it's a hell of a lot easier sell to an investor who trusts your deals are authentic, consistent and accurate.  

I absolutely love how easy it is to rekey locks now and I've been able to eliminate the box full of doorknob/deadbolt in ziplock bags.

Perhaps you should splurge and get the big bag.

Lease Options are great for me, Seller financing not my bag.

Not to resurrect old threads, but this one popped up while I was searching this morning to prove to a guy I've hired recently to help with a backlog of several homes I need to get finished why he MUST use a layer of thinset BAG mortar under the backer board I have him installing on the floor of a bathroom we will be tiling TOGETHER, since he's not a full time tile pro and I not only love using ceramic or porcelain tile for bathrooms (or natural stone for my higher end projects) but I'm also picky as hell about the finished product and from what I've seen, other than the full time tile pros, 90% of installs done by either someone who's hired or DIY are done either poorly or just flat out wrong.There is a GREAT resource on the net though, honestly as good as Biggerpockets is for a wide variety of real estate related questions, this site "The John Bridge Tile Forum" is for ANY sort of tiling related questions.
