Every college has a different diversity so what I experience at university of Cincinnati will be different to that of a college in New York.

While MA tends (at least in my opinion) to lend more support to tenants during landlord tenant disputes, the diverse economy, good schools and good healthcare (among other factors) has tended at least for me to at least level that playing field and based on market cycles has also helped propel some additional benefits. 

Do you see the research/tech/biotech company to be more diverse in Dallas or Austin ?

Kansas City has a highly diverse job market and covers two states, all while staying right around the 1% rent to value price point. 

San Antonio is a huge market that is incredibly diverse.
