I am personally invested in some markets where I know people are going to get burned bad by using numbers that are unsustainable. i agree people need to be conservative in their estimates. selling agents are going to highlight high projections, which i personally would not count on. especially if im buying because you need time to establish the property, definitely in that 1st year .
