There is a book I'd like to recommend:"Real Estate Investors - Clients for Life by Fred Tichauer"This is the Starter book I used, coupled with the CIAS certification I'm pursuing, to get really into the Investor-Agent game and I'd recommend this path to anyone else interested in being an Investor-Agent.

Thanks in advanceRich Dad, Poor Dad was the first book I read which changed the way I thought about investing and passive income.I also recently found out that "Rich Dad" does not even exist lolI still thinks its a must read for all rookies looking at becoming financially free.Thanks and have a great day.

If you don't have time to read the whole book, I recommend listening to the podcast that outlines the main points (episode 223) or search the blog for similar content.

How I found BP:I discovered BP after listening to Josh & Brandon's audio book I found on Audible, "The Book on Investing In Real Estate with No (and Low) Money Down: Real Life Strategies for Investing in Real Estate Using Other People's Money."

I'm also a big fan of Chris Voss's Never Split the Difference (negotiating), Big Shifts Ahead by Burns and Porter (Demographics) and any of the J Scott books (Book on Flipping House, Book on Estimating Rehab Costs).An overlooked book is Flipping Houses Exposed by Danny Johnson. 

From months and months of reading every book I could find and spending countless hours lurking here on BP, I'm definitely leaning towards long term buy and hold properties.

I'll reach out via pm and put some resources in your hands including the book I wrote on the 1031 exchange which includes a bunch of real life case studies from real life BP folks who really did benefit greatly from the 1031
