@Omar Gonzalez Not a specific reccomendation but just an observation, ask your chosen sponsor if they have ever failed and if they say no...run a mile the other way, it means they either have too little experience or they are not telling the truth.

These inspections provide an invaluable opportunity to not only observe tenant behavior but also to identify any signs of unauthorized occupants or subletting.

Not arguing the numbers on an area I know little about, just observing the reality of time margin on return. 

I am observing and making sure I get what I want.

Additionally, there's an increase in days on the market, rising to 61 days in October from 57 days in September.In our late November update, we observe a slight increase in inventory, from 1.95 months at the end of October to 2 months in November.

For owner occupied, I've observed them to always appraise RIGHT AT THE PURCHASE PRICE.

My observations are stocks are complicated, volatile, and lack control. 

My quick observation, unless you're a GC building on flat land I think you're $100-$150 Psf low on your hard construction costs for your expected price range; and that's before architectural, engineering, or other soft costs.The only part of town (LA region) that's achieving $1400 psf and has flat lots would be the flats of Beverly Hills, maybe ocean view portions of Pacific Palisades...Good luck.

I am not fully sure either but I would assume you would follow somebody that is doing a good job investing and by observing his/her path you get inspired and motivated for what that person has achieved.My guess is that when they have completed a new deal and they update it, you would receive a notification to follow the progress.
