I think my main goal is cashflow and having been able to turn a consistent 25% return in the stock market over the last 3 years has made me realize that I'm really looking for at least a 7%-9% Return on my Investment (appreciation just being icing on the cake).

Cash flow (money left over) is icing on the cake.

A non-legal adivice answer would be a bag or two of ice melt per year is alwasy better than dealing with a slip and fall or auto damage caused by ice. 

Think toilet stopages and overflow, leaks from grout, dishwashers, faucets, ice maker lines, etc.   

After demo, we have good results by dry ice blasting all framing that isn't being replaced.  

Carpet just stains too easily and needs replacing to often.I also use darker paints for the walls and skip the whites and creams.

I will drink a Starbucks coffee (poison) with you if you promise to have an Dunkies iced coffee with me when you're in Boston. 

It would more just be icing on the cake.
