I think we are talking about the same thing from different perspectives.No, cap rate=NOI/market value(sales price)10%=10,000 NOI/100,000 market value10%=$20,000 NOI/ $200,000 market value.So what you're saying is that everything I read in this book and what this entire book is about is wrong?

The most recent book I completed - "The Weekend Millionaire's Real Estate Investing Program: How to Get Rich in Your Spare Time" mentions some no money down ways of making deals, but it seems like it would be a case by case basis, depending on the seller's intent, or you would simply have to find a trusted investor.

It isn't a new idea though, I put myself through college doing the same thing with used cars, and Julius Caesar probably had a buddy who did it with used chariots, it's called "curbing" when it's cars.IIRC his book is about $50 but I've seen them on ebay for less than $5.
