Fellow Angelino chiming in here...With all due respect to @Janet Behm and her finger-wagging, the County Assessor will definitely not find out about your addition if you do it without a permit.

(I would have band-aided it and crossed my fingers.)

And while you may still need a CPA for tax prep and maybe advice it is a lot easier to have those discussions when you already have all the info at yours(and their) finger tips so that you can now have really meaningful conversations about strategies, tax planning, etc. 4) it’s usually a lot cheaper (did I mention that) to have a bookkeeper for the mundane stuff and you can spend the $$ on the CPA where their time is much more expensive and you now need less of it.

If your goal is the cheapest of everything, then get the cheapest laminate counters you can find, spend the least amount of money you can, and cross your fingers it sells...

I am also new to this and I have yet to find anyone rude (fingers crossed) but Im having issues with loan officers ghosting me after they have my information.

Luckily (fingers-crossed), an attorney I was put in touch with has the contact information of the owner's property manager; he sent an email on my behalf yesterday. 

@Clarence Johnson I’m hunting for my first purchase and my fingers are crossed for a duplex deal like THAT!

Hopefully flipping a couple of homes to gain some more capital along side my fingers crossed temporary 9-5 job.
