I would see what they have to offer - the conventional loan will be easy to come by if this doesn't pan out. 

I finally asked her about their money-back guarantee in case all of this didn't pan out; she told me I could get my money back for any reason (I believe) within 60 days.  

We share plates, silverware, cups, spices, pots & pans, etc.

For example - a tenant put a pan on the stove to cook some chicken with a bunch of oil in the pan, realized they forgot an ingredient and went to the store with the heat still on and the oiled up pan on the stove which caught fire and burned down the property.

Of course, this strategy only works if you have the financial ability to carry it through the quiet months or be able to convert it back to LTR as a back up plan if STR doesn't pan out.

We plan to find a multifamily in Long Beach next year that will pan out to us living there for free and allow us to be closer to her family.

It can be very dangerous to rely on only personal funds for a flip if that investment doesn't pan out.
