@chrism of course I don't love the HOA but so far we've had pretty good luck (knock on wood) new roof, water heater, and appliances were put in before I purchased the unit :)@johnbarnette Thanks for the welcome, I sincerely love this city and know it's where I'm meant to be!

I'm sure this will fall on deaf ears, just like everyone else's kind, free and educated advice...but there are some serious estimating ommissions in that spreadsheet on every scope of work...I sincerely hope for your sake, the 'updated' spreadsheet is more accurate...

Now mind you since real estate investing is what we do full time our numbers may be far different that average investors but I know I could never even come close to the numbers we can do with very little risk in real estate as opposed to the stock market.
