Ruins the finish and stains hardwood, and will often go into the cement slab and stay there so the smell won't come out so has to be covered with some kind of sealant.For a unit with all hard surface flooring I might consider an already trained cat.

The traditional agent suggested doing faux hardwood flooring on two bedrooms with the carpet stain and keep the remaining carpet as is as it was still ok, repaint the walls a different color (instead of white), and other miscellaneous.

I have one section 8 tenant and in my area they don't pay a premium, typically under your asking rent. 3br 1 bath SFH ranch, with washer/dryer hookup and hardwood floors/carpet, we marketed the property for $850 per month, section approved $827.00.Years ago, New York offered a premium for homeless Veterans on Section 8 program who was in a shelter of $3-$5K based on family size, but not sure if they have that premium in place.

@J Scott J - Your conversation with your Jon confirms what Denise told me when we walked properties in November in an area that she invests in that I'm very interesting in picking up rentals in . . . she puts Allure flooring in (I think it's a laminate; it looks like a genuine hardwood and is apparently pretty indestructible) and she almost always does a granite counter and SS appliances.I'd personally never put SS appliances in a rental, period.
