He must suffer from the common BP landlord literacy disability I hear so much about.

I currently rent, but plan on purchasing a duplex or triplex next year.A little about me - I was an auditor for a CPA firm for almost three years, which consisted of working many late nights and weekends, until I suffered through an unexpected health issue and realized I didn't want to work my life away.

I've personally suffered two of them (the two access issues) and they were expensive and complicated to fix and definitely an interesting lesson on the "one-in-a-thousand" scenario.  

And than the split, because the producing part of CA will not tolerate suffering for the idiots much longer. 

I have decided to sell the rooming house.BUT part of me thinks since I have now suffered through all this, things must be ready to turn around right?

We are responsible for other people's lives, because if our house doesn't cut the mustard, and anything happens to these tenants, we suffer the consequences, if it is caused by our neglect of the building.  

Nice and practical high value rental units always suffer less in a crash.

A title report is only worth what you paid for it not the value of any loss you may suffer. 

And if it did burn down, or blow away, and we are not on the homeowners insurance, nor our own insurance, could we suffer a full loss?
