Even the best subs can't read your mind.Require a release of liens before issuing payment, and never pay in cash.As far as leaving things to the professionals, I agree when it comes to work that requires a trade license (electrical, plumbing, HVAC) but tend to lean more towards DIY on the remainder (flooring, painting, etc.) because of the sincere cost savings and "on the job" education.

I feel that if you talk with them sincerely and tell them your ideas and confirming with them that you will be tentative landlord for the house and that you will raise the rent because of market value it shouldn't be problem and if there is than you can just get new tenants.

I only would have cash flowed maybe $100-150 since rents were lower than I thought they were in that area, I would have had maybe 15k still in it after my refi, some dude knocked on the door before I was even done rehabbing it, offered me 92% of full market value cash (pending the rehab being completed of course), and I said we have a deal sir and moved on down the line.
