Beating cash can be tough especially if the seller is a little stubborn and doesn't want the headaches of extra contingencies.

The seller may be stubborn and not take, but check back every 2-4 weeks and they will either figure out they have to acept less than market value while it's tenant-occupied, or they will take it off the market.
