If you let her keep the dog you will need to write a new lease and remove the no pet language.Many landlords do not realise that when they put something in a lease and a tenant violates the lease the attitude that "they are a good tenant and it costs to replace" is insane.

The option contract is a "what if" from the lender's perspective and has no tangible value beyond the income you realised from the non-refundable premium.My question remains have you worked through the opportunity cost ob both scenarios: 1) stick with the HELoC (or convert it into a term mortgage) versus 2) a non-arm's length mortgage from your SDRSP at the benchmark rate (or higher if you are going for a >5-year term)?
