They should not steal the deal, but they are going to collect commissions on representing you (which the seller normally pays).

While you're at it, put low-flow toilets in(Niagara Stealth from Home Depot uses 50% less water than a standard toilet,) and use Water Sense faucets and shower heads.Then put a clause in the leases allowing you to end the lease with 30 days written notice.

Great for flips where you don't have the house very long, but it wrecks your numbers on buy and hold unless you absolutely steal the property.Private money is great for what you described, you just have to find a willing lender that does the right terms.

Most toilets are 1.6 gallons per flush- there's one at Home Depot called the Niagara Stealth that uses only .8 gpf, I've linked it here.

In fact we have had people steal the whole top off of a washing machine, so they could take it home and then work on getting the coin box open.

If they have to get the fixtures installed in another house, with a buyer breathing down their neck, and they unbox the toilet and it's cracked... it's real easy to run over to the model home and steal the $300 toilet from your upstairs bathroom to get that house done, and then replace it with a $79 Home Depot special later
