@Ari Dehbone here are the areas in SoCal that allow for Non-Owner Occupied short-term rentals (NOO STRs for short):Palm Springs: 36 total stays/yrFullerton (near Disney Land)Laguna Beach (non-residential zones)Huntington Beach (Sunset Beach area as long as you apply before 3/1/22)Santa Barbara: Inland (NOO in commercial zones and STR-Coastal Zone Historic Overlay Zone), Coastal (NOO unregulated, but court ruling allows for it)Joshua TreeMalibuBig Bear Lake (92315 zip code)Newport Beach (R-1.5, R-2 or RM Zones)You'll have to do your research on specific properties for cap rates and cash flow, but these are the areas I would look in.

I know; not everyone will listen and/or agree.All too often, in the mostly unregulated world of flipping, wholesaling, contract assignment, etc., it seems these ethics do not apply to everyone.

Unregulated tanks do not have to be removed and in a competitive market, lenders will not want to impose costs on a borrower that would make then uncompetitive. they make $$ making loans, not turning them down.

Note in NJ, heating oil tanks below 2,000 gallons are unregulated though landowner can still be liable for cleanup.Sometimes closure in place is appropriate where excavation could undermine building.

Good luck Ronan is correct, there are a new set of regulations that you will have to pay attention to, including that you HAVE to offer a renewal.From what I understand, once an apt is regulated, it cannot become unregulated without substantial effort, like moving in to the apt once it is vacated.

If no records are found then usually it means nothing was reported to NJDEP (i.e. like an oil tank leak, or presence of unregulated oil tank, etc.).
