Housing supply is the other function, and my view as rates increase so does inventory in markets that are coming up to pre-pandemic levels and the inverse in the one's that are decreasing. 

Limited Housing InventoryThe number of homes for sale in Buffalo is significantly below pre-pandemic levels, with a reported 46.1% decrease compared to 2018–2019 averages.

I stopped buying in March 2020 as we didn't know how the pandemic would play out.

Then Pandemic and life took its toll and everything stopped in it's tracks.

We try to find properties that either be modified while keeping the sales price in mind or have a flow that works just needing updating.The open concept is another point that works for some but not the way it was pre-pandemic in many areas. 

I had enough food to get by.And I had to deal with a worldwide pandemic slowing down the economy when it came time to list my house.But life has a great way of balancing out the good and bad.

Now, if anyone wants to hear better news I was reading the laws regarding evictions during the pandemic.

Areas that saw population bumps during the pandemic could see milder but significant demographic shifts, as will almost any area where effected residents have family, relatives or property available for immediate longterm occupancy.
