We have a reasonably high income from our W-2’s and rents with annual income in the $250k+/year depending on bonuses & OT worked and is usually closer to $300k.

Getting more than 1 aspect on 1 property is a bonus. 

Bonus points if you can convert an office space or finish a basement.

We usually sit in the back room at a round table and energetically discuss real estate - you will immediately figure it out, everyone does :)

I also use Wealthfront at 4.8% (4.3% plus the 0.5% bonus for three months). 

I'll stop there, because 50 is a nice round number, but only a fraction of the number of questions/decisions you have to make before and during your construction. 

If you turn any two "bonus rooms" (rec room, office, formal dining room) into two more bedrooms, then you're at $5,950+ per month—a 138% increase in rental income.Now, imagine scaling this across multiple properties while keeping lower upfront costs compared to multifamily properties.

Last thing to consider is if you are buying a new home, will you want to do 100% financing and will you have the remaining bonus entitlement to do so.
