I can tell you that being around new construction the past 12 years, I would say 1/4 of the projects we have been apart from residential to commercial will experience delays to MFGs out of stock, HOAs changing their specs, Cities changing their specs, Weather 2-3Xs budgeted rain delays, Subcontractor injuries and death.....Then Hurricane Harvey in Houston are.....WOAH  major delays...I have seen it.We are happy to be providing funding to DCGI's BTR community members, many have gotten their applications in already and look forward to helping the rest of yall accomplish your real estate goals. 

I bought vacant land, built a spec home and sold it to an end user.

You need to target upper middle class, second or third time home buyers, to get the best profits in a spec.

Then they will want to buy a lot and build to their specs, versus paying a premium for someone else's dream. 

I’d like to be protected if it takes longer than 60 days to sell a spec.

The other half is a mix of spec and owners buying lots to custom-build for themselves (more of the latter than the former).

I did get my GC license which in Oregon is all law so it was simple test for me. so now here we sit 500 or so spec / pre solds later and well its been a wild ride..

Depending on the flooring specs you *might* be out of luck because a lot of LVP/laminate type flooring specifies on the install that straight runs will be no longer than X number of feet and room changes will be installed with a transition.
